own and directly manage the homes shown here, you probably will have been
introduced to one of our properties through a rigorously selected Letting
Agent.
These Agents are our partners who possess not only a high-street presence
in the area, but a strong knowledge of the locality. Most importantly,
they share and uphold our values of honesty, integrity and fairness in the
rental property market. As you might expect, we demand they provide a high
quality of service to you, and you can similarly expect a very high
standard from us.
We have carefully chosen each of the properties in our portfolio
specifically for the rental market, with the needs of the busy executive
firmly in mind. The outlook of the property, neighbourhood noise levels,
parking facilities, road and rail connections, and easy access to local
facilities are all considered.
Many of these properties have been made homes by undergoing an extensive refurbishment
program before being released into the market. In most cases, works have
included complete redecoration, new carpets, curtains, and upgraded
kitchens with new cookers and fridge/freezers.
Refitted bathrooms will see electric or power showers routinely installed.

here. All our renovations, maintenance and repairs are conducted by our quality approved sub-contractor. Of course each property is unique, and items which have been
repaired or upgraded will vary from property to property.
You can rest assured that each of our homes has been carefully inspected,
thoroughly cleaned, and any items of repair completed to a very
high standard between each occupancy.

transform ordinary houses into top-quality executive homes - any one of
which you would be proud to call your own.
All our homes are
rented to you as 'part furnished'. That means that we include
basic necessities such as essential kitchen appliances, carpeting, and
window coverings.
Other items, such as beds, wardrobes, chairs and settees, dining tables
and chairs, and smaller kitchen and laundry equipment such as kettles,
irons and ironing boards, crockery, cutlery and cookware are usually not
included as standard.
However, some properties do include additional items (for example, a
washing machine), and you should check the text of each property where any
extra items included will be specifically mentioned.
As standard, we fully carpet our homes with good quality carpeting
and high- grade under lays. Foam backed carpets are never used. Where
carpeting is inappropriate, (for example, in high-wear kitchen areas),
sealed wood-laminate flooring will be used in preference to Linoleum based
products. All windows have curtains (most are lined and include
tie-backs), or other sympathetic covering, such as roller, louver, or
Venetian blinds.
All homes include a modern cooker, many featuring fully fitted
kitchens with built-in gas or electric hob, built-under electric ovens
and overhead ducted or recirculating fan (Click
here for more information on built-in cookers). A modern free-standing
refrigerator is also included, with larger properties featuring
either a combination fridge/freezer or separate larder fridge with a
matching freezer.
Most properties will also include a good quality washing machine or
combined washer/dryer. Where a washing machine is not provided, space and
plumbing provision has been made for one. In most homes, a water
conditioning device will also be fitted to the incoming water supply
to soften water and reduce lime scale in your home (Click

All items included in the rental are specifically mentioned within the
text of the description of each home.
Almost all bathrooms include the additional provision of a high-grade shower.
Again, the type of shower included will be specifically mentioned within
the property description. Our policy is to fit or upgrade to high-power
electric or power-showers as soon as practicable, and certainly whenever
bathrooms are refurbished (Click

All properties benefit from roof or loft mounted television aerials
for excellent program reception, and at least one BT standard telephone
socket is fitted in each property. Some homes also feature cable
television connections. However, apparatus, licences, and
subscriptions to services are not included.
All fitments, appliances, curtains and flooring products, and decoration
are regularly replaced or updated to ensure our homes retain that 'fresh'
look.
We hope we have

If the property is available, your Letting Agent will be able to arrange a
suitable viewing time with you. As you might expect, however, with
the quality standards we maintain, our homes are continually in demand.
Your chosen property may already be rented, and may not be available for
re-letting for some time.
Your Letting Agent will be the first to know if we have other properties
which may shortly be coming to market; these may equally suit your needs.
Please note that to respect our existing Tenants right to privacy,
viewings will only be conducted once notice to vacate the property has
been served, or the property has actually been vacated.

All our properties
are let under a standard 6 or 12 month shorthold tenancy agreement.
The tenancy may be extended on a month by month basis thereafter, up to a
maximum period of two years.
1.5 months deposit and 1 months advance rental payment are
required; Credit and employers references are routinely taken.
Termination of a Tenancy Agreement can be made with 1 months notice
by the Tenant provided the initial 6 or 12 month term is completed.
Rent reviews are conducted on the anniversary of the date of the
Tenancy Agreement. That way, you can be sure that you are able to occupy
your new home for up to one year without any adjustment to the amount of
rent you pay.
Note however that your rental payment excludes Water Rates, Gas,
Electricity, Telephone, TV licence, Council Tax, or any contents insurance
that may be required during your occupancy. We provide basic
insurances to cover damage or repair to the building, but you will need to
budget for these other items.
Items which fail during a Tenancy will be repaired or replaced to the
same or higher standard at our expense, except where you have failed to
follow the manufacturers instructions or (in our opinion) abuse or misuse
is evident. The cost of repair or replacement in these cases becomes the
responsibility of the Tenant.
Sorry, but we do not rent our homes to those who cannot provide a
full-time employment and bankers/credit reference.
Our homes are not suited to those with children or pets, and
we prefer to rent only to non-smokers. This is solely due to the
high cost of repairing damage and discolouration often caused to decor and
supplied furnishings. We have learnt from bitter experience, and make no
apologies for expressing these preferences. Any correction required at the
end of a Tenancy to return the property to what is (in our opinion) its
original standard will be at the Tenants expense (fair wear and tear is,
of course, excepted).
