Lutonlets.co.uk
take great pride in the quality of the homes offered for rent.
We go to great lengths to ensure that each and every home is prepared
to a very high standard, and often this will mean extensive renovation is
undertaken when acquiring a new property before we will even consider
releasing it for rent.
Below are a few past examples of simple makeovers. More recent examples of renovations completed by our quality approved sub-contractor can be found by clicking here.
Case study 1: Kitchen renovation
Below Left (large image): As we found it; the original 25 year old
kitchen. Oh dear...
Below Right (small image): Literally hundreds of dated, 1970's
tiles are hammer-chiseled from the walls, and the stripped-back kitchen is
re-plastered before new plumbing is installed.

Above Left (small image): New
top-quality 18mm carcass factory-assembled kitchen units await
installation, and, finally Above Right (large image): The finished
kitchen; new cupboard units, new twin-bowl sink and mixer tap, new
low-voltage lighting, new wood flooring, new plumbing, new plasterwork,
new electrical wiring and tiling - even a new double-glazed window. New
appliances include a top-of-the-range Zanussi washer/dryer to complement
the new Zanussi 'frost-free' fridge/freezer and new built-in fan-assisted
cooker (out of shot).
Case study 2: Kitchen refresh
Below Left: Re-wiring and plaster work commences on another kitchen
of a recently acquired rental home.
Above Right: Re-wired, plastered, tiled
and painted, with a full central heating boiler
service (only CORGI registered gas fitters are used) and new digital
programmer to ensure
safety and reliability. New wooden skirtings, through door and plasterwork
ceiling coving
add those all important detail touches. Even the garden fencework (seen
through the
kitchen window) has been upgraded, also being heightened to afford greater
privacy.
Below (inset) More electrical work to install new counter-height
sockets, before re-
plastering, installing replacement gas pipe-work for the cooker, tiling
and painting. Kitchen
cupboards are refitted to include a new 'Whirlpool' gas hob, electric
fan-assisted oven,
and overhead re-circulating/filtration fan.
Above (main): The finished kitchen, with
a new larder fridge/freezer and maple wood-
laminate flooring. Under cupboard (worktop) lighting adds a practical, yet
thoughtful
finishing touch.
Case study 3: Bathroom renovation
Below: The original bathroom on the left with 1960's w.c. and
handbasin is gutted: A new contemporary w.c. with matching cistern,
handbasin, and taps, with retiled walls and 'raised' carpeting is
deliberately styled to offer a welcoming and cosy feeling without losing a
fresh, modern appeal in what is a small bathroom of a 1930's cottage.
These features are complimented with the
installation of a new 9.5kw electronic touch-
button shower, folding shower screen, a heated towel rail in place of a
conventional
radiator, recessed lighting, and complimentary taps and other fitments.
At a functional level, the bathroom has been entirely re-plumbed and
rewired. The small
size demands good ventilation; whilst the double-glazed window opens, a
through- wall
extraction fan is fitted to afford greater privacy whilst showering, and a
wall- mounted
dimplex fan heater offers quick bathroom heat whilst also minimising steam
build-up from
the shower on colder winter mornings.
